Walk the home with a Certified Master Inspector

Whether you are buying, selling or maintaining a home, you get the same professional service from the first phone call. Grant, a licensed inspector and Certified Master Inspector, walks through the home with you and teaches you as much as you want to learn.

Every inspection follows the standards of practice of the state the property is in, as well as InterNACHI's, the leading home inspection association. Mold and indoor air testing follows the IAC2 Standards of Practice (summary below).

At the end of the walk-through, Grant goes over the general condition of the home and its systems with you and your agent. He points out the major issues to deal with sooner rather than later and the items to keep an eye on as maintenance. You then get all of it in writing: an easy-to-read report sent by email and text, with a downloadable PDF and photos of everything you discussed.

Mold and indoor air: the IAC2 Standards of Practice

Grant is an IAC2 Certified Indoor Air Consultant (IAC2-24138). Mold inspections follow the Standards of Practice of the International Association of Certified Indoor Air Consultants (IAC2), which set out what the inspection includes, how samples are taken and what goes in the report. In short:

  • A complete mold inspection covers the readily accessible areas and systems of the building, with a non-invasive visual check, moisture, humidity and temperature readings, and samples sent to a laboratory.
  • A limited mold inspection focuses on one room or area that you and the inspector agree on.
  • Results describe conditions on the day of the inspection. A mold inspection is not a full home inspection or a complete indoor air quality survey.

What we inspect and report on

Structural systems

Foundations, grading and drainage, basements, walkways, and floor, wall and ceiling structures.

Roofing

Roof coverings, drainage systems, flashing and skylights, chimneys and other roof penetrations.

Electrical systems

Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and GFCI protection.

Plumbing

Fixtures and faucets, water supply, drain, waste and vent systems, water heaters, vents, flues and chimneys, sump pumps and fuel storage and distribution.

Heating, ventilation and air conditioning

Heating and cooling equipment, ducts, vents and flues.

Appliances

Dishwasher, disposal, range hood, range or oven, cooktop, microwave, bathroom exhaust fans, garage door opener and other built-in appliances.
